Real estate, as the savviest of businessmen have found to their cost, is not simply a matter of finding the right property and paying for it, or selling at the best price. A property that seems right for your business may have issues that only a trained eye can spot. A price that seems right may not include a lot of hidden costs. A selling price that seems attractive today may not be what you could expect tomorrow. Or the actual realization on the sale, after all the (often unseen) expenses are accounted for may not be what you expected. And finding the right buyer or seller is not something that happens by itself.

How To Act And When To Act Are Both ImportantWhatever may be your area of interest, be it buying, selling or leasing of land, office, R&D, industrial, warehouse, multifamily, retail and NNN properties, with CREsmartguys.com at your side you can be sure of making the right decision. If you need commercial space, is buying or leasing (and perhaps buying later) the better option in the present conditions? Is selling now or leasing and waiting for better conditions the best option for you. These are matters that financial analysts and advisors are not fully equipped to understand. Commercial estate is impacted by myriad events, not just within our borders, but externally also. Only a commercial real estate specialist will have the knowledge to guide you in taking the right steps. The recent Dubai loan default matter is a case in point. When news of it appeared many investors acted in haste. Many purchase decisions were deferred in the assumption that the market would depress further. Many sales were concluded in a rush at rock bottom prices for the same reason. In both cases investors lost because what happened in Dubai had no significant impact on our economy. It was only those with a deep understanding of how the commercial real estate market moves and understood that what happened in Dubai would not affect the property market here that were able to provide their clients with the right guidance. A TENANT'S GUIDE TO COMMERCIAL LEASING
|
"They delivered more than what they promised. We were pleasantly surprised by the response they generated under a very demanding schedule. The building was priced at $97 SF because of a bankruptcy reorganization sale but they brought in clients who bid-up the final sale price. I would highly recommend you speak with Steve and Gary about selling, leasing, or purchasing a building."
- Martin Nielson, President of Pacific Magtron, Inc.
"I just want to thank you for your outstanding work helping us find the perfect fit to our warehouse/office needs; taking the initiative to read and suggest proper modifications to the lease documentation and drive the whole process in a very professional way."
- Adji
